【开学了】没地方住?卡城租客何去何从?

卡城多数高校本周开学,多学生抱怨租房。低空房率和繁的手高校学生很找到安全和担得起的住房。

 

今年六月Canada Mortgage and Housing Corp. 公布的一项调查显示:卡城2014年4月的空房率1.4%,比加拿大其它城市都低。两居室公寓平均月租金高$1,267。

 

RentFaster.ca的主席Darren Paddock,市上的房子确越来越多了,可是因一些原因,学生被出了市。低价的公寓不如以前多了,学校的宿舍也很紧张

 

Mount Royal University有宿舍1000,截至上周四只有30多个房空余。SAIT的宿舍可以容1,172 位学生,已全部满员有120个人在排

 

根据RentFaster.ca的统计报告,2014年8月份比去年同期有更多的空房,租金也上了。例如:去年8月有422地下室招租,平均价格 $1,132。今年有585地下室招租,平均价格$1,132。去年8月份在网站有623公寓注册招租,平均价格$1,409,今年有713招租,平均价格$1,522。

 

虽然租金年幅也不比往年大,但是在卡城租房确较难这让房主和租客都得想更多法。

 

合租的情况越来越多,根据RentFaster的统计,今年8月网站上的合租住房列有174套,平均价格在$748,它多数在距离U of C, MRU或者SAIT三公里的范内,而去年同期合租房只有102套。

 

火爆的租房市意味着房主可以有更多的选择,租客如果有坏的信用记录,有物或者吸烟等类似情况,更租到房子。

 

去几年相比,今年的租房市为疯狂!8月中旬,Brentwood一套三居室的住房要$1,500/月,一上线就遭到哄,据安排了10多次看房。
