【市场分析】7月份卡尔加里房产总结

七月份的总成交量是1,995套,比去年同期下降了14%,但由于去年销售火爆,这个成交量其实也跟10年的平均销售相当;新挂牌量也同时减少,目前的总挂牌量相当于2.5个月的销售量,属于平衡状态。

 

价格方面,基准价基本没有变化,7月份是$455,400,比6月份略增$1,000,跟去年同期比下降0.15%,跟1月份比则下降1%。价格的轻微下降,主要是公寓的价格下调造成的,而独立屋方面的价格没有变化,30万到60万的房子销售还是很快的。地段好的房子涨势仍然稳健。至于30万以下的房子,因为需求不大不容易出手。而高端豪宅的成交量下降了约36%,这是因为油价低靡和人们对未来经济的惶恐不安所引起的。

 

房价的涨跌和定价要通过各个区的交易状况和房屋种类来鉴定,不可一概而论。我们给大家的建议是在买房前先衡量一下买房的用意是自住还是投资。因为买卖房子不是炒股,周期不会很短。如果并不打算短期内出手,其实不用过于在意市场在未来一两年内的小幅度涨跌。与其相比,在一个好的区找一套优秀的房子才是更为重要的。
